Property Taxes in Miami-Dade and Broward Counties

Along with each new home purchase come property taxes. New residents may wonder how the amount of Property Taxes is determined. The following formula can help you figure out your future South Florida Property Tax:

Assessed Value minus any exemptions, multiplied by the millage rate and divided by 1000.

The assessed value is determined by a Property Appraiser. Exemptions can be things such as, the property is being used for religious, educational, literary, government or scientific reasons.

The definition of Millage Rate is: One mill equals $1.00 of tax for each $1,000 of property value. The millage rate is the total number of mills of tax assessed.

The actual Tax Rates are set later in the Fall after formal hearings by the Miami-Dade and Broward County Commission.

So, how can you check out the bill and make sure you’re not overpaying?

#1; Make sure the address and square footage of your lot and home are accurate.

#2: Make sure to double check all the exemptions and credits you are entitlted to. If they are not listed on your Proposed Tax Bill, you’re probably over-paying.

#3: Double check the appraised value of comparable houses in your neighborhood to make sure you’re paying about the same as other houses that are similiar to yours.

#4. Pay Attention to Appeal Deadlines. You have until Sept. 19th to request an appeal and have it automatically heard. If you miss that deadline, you may still be able to contest your bill but they do not have to automatically hear your case.

#5.  Even if the Property Appraiser denies your claim, you have the right to schedule a hearing and appeal your tax bill to the County’s “Value Adjustment Board”.

Proposed Taxes

Residents of Miami-Dade and Broward Counties will receive a Notice of Proposed Taxes each year by August 24th.

There is a 25-day period where residents can receive an explanation of their assessed value. The Tax Notice will then be mailed in November to residents and become delinquent if not paid by April 1st.

If a resident does not receive a Tax Bill in November it is their responsibility to contact the Tax Collector's Office to get another copy.

Exemption Information

As of January 29, 2008, an amendment to the Florida Constitution was approved to change part of the State's Property Tax System. There is a $50,000 Homestead Exemption, a Transfer of Homestead Assessment Difference, 10% Cap on Homestead Property and Tangible Personal Property Exemption.
